Real estate commissions have always been negotiable, but Buyers and Sellers suffered from a lack of transparency and failure to accept the long-standing commission practices, commonly up to 6% of the purchase price left Sellers and Buyers at an extreme disadvantage. In the aftermath of the March 15th, 2024 landmark National Association of Realtors (“NAR”) settlement, Buyers and Sellers are no longer held hostage by these anti-competitive practices.

The cost savings we offer were permitted before the industry reforms but educating the consumer was an uphill battle as NAR and real estate brokerage organizations on local levels spent millions to protect the status quo. In fact, NAR spent $52.4m lobbying in 2023 alone. Media attention culminating with the NAR settlement finally raised consumer awareness of the fee structures that disadvantaged Buyers and Sellers.

Technological advancements make our cost effective services possible. This is because properties listed on the MLS can be viewed through most consumer accessed websites including but not limited to Zillow, Trulia and Realtor.com. In fact, most buyers begin on these websites, not by immediately engaging a real estate agent. As part of the NAR settlement, real estate agents are now required to have a signed buyer agency agreement before they show properties. This means potential buyers will spend more time conducting their own research before making a buyer agency commitment.
